Flood information can change from one address to another
Stockton owners may have older information about a property’s flood zone. On February 10, 2026, the San Joaquin Area Flood Control Agency announced a FEMA map revision for the Smith Canal Area following completion and accreditation of the Smith Canal Gate Project. The agency reported that the revision removed that area from a Special Flood Hazard Area. Read the agency’s announcement.
That update applies to the mapped Smith Canal Area, not every house in Stockton. It also does not mean a property cannot flood. If you are comparing selling options or insurance costs, use the house’s address and the FEMA Flood Map Service Center to check the current map. An insurer or lender can explain what the designation means for that property.
You do not have to research a flood map before contacting us. We can discuss your house first and work through property-specific questions as the sale develops.
A flood-zone designation and water damage are different questions
A map describes a location’s flood designation; it does not describe the condition of the house. A roof leak, a plumbing problem or past flooding may require a separate look at affected rooms and repairs. We consider houses with water damage and review them individually.
If a repair project feels like more than you want to manage, an as-is sale may let you avoid organizing that work before selling. You can also compare the offer with the possible proceeds and effort involved in repairing and listing the house. Our guide to selling a house that needs repairs explains that choice.
What to expect from a cash offer
We look at the house, its condition and nearby comparable sales. The offer allows for needed work and may be lower than the price an updated house could bring. You can review the price and terms before deciding.
We do not charge an agent commission on our cash purchase. The agreement explains which closing costs we cover. Loans, liens, taxes and other balances may reduce the amount you receive; the closing team can explain the figures for your sale. A cash purchase still needs to account for applicable disclosures and title requirements.
Questions from homeowners
Can I ask about an offer if the house has had water damage?
Yes. You can contact us while the house is in its current condition. We can arrange a visit and discuss how the work affects the proposed offer.
Does the Smith Canal update apply to my house?
It depends on the property’s location within the revised map. Check the current FEMA information for the address rather than assuming the update applies throughout Stockton.
