Check which trees and work areas are protected
Arcadia’s official tree guidance covers more than familiar oak and sycamore trees. Certain other mature trees in required yard setback areas can also be protected, with exceptions for listed species. The type of tree, its size and its location all matter. A tree being on your own lot does not, by itself, answer whether proposed work is allowed.
If you are thinking about changing the yard to prepare for a listing, ask the city’s Planning Services staff which rules apply to the tree and the work you are considering. The same city page lists Public Works contacts for questions about city-maintained trees. Do not assume a tree beside a street is yours to remove.
Check before paving or digging near a tree
The city’s published Tree Preservation Regulations address work within a protected tree’s surrounding zone as well as removal. Their examples of encroachment include paving, excavation, landscaping and storing equipment. That means a project can raise a tree-protection question even when you plan to keep the tree.
For example, ask Planning about a proposed driveway repair near a large front-yard tree before relying on a contractor’s schedule. Confirm whether the tree is protected, where its protected zone lies and whether permits or protection measures are needed. Work farther from the tree may raise different questions; the answer depends on the particular property and project.
Ask about trimming, removal and damaged trees
The published regulations give pruning and trimming their own arborist and work-standard requirements. Do not assume that trimming guidance also authorizes removal or major ground work.
For a damaged or potentially hazardous tree, ask the responsible city department and a qualified arborist about the immediate concern. You do not need tree work or an arborist report just to ask us about an offer.
Compare the proposed improvements with selling as-is
A new driveway or redesigned yard may be worthwhile for your plans, but compare the expected benefit with the review, work, cost and time involved. You can also compare an offer for the house and yard in their current condition. A cash offer does not resolve an existing violation or guarantee approval for a buyer’s future changes.
Ask what condition the proposed price assumes, what checks remain and who pays each cost. If belongings are another concern, our belongings agreement checklist explains what to clarify about items left behind. Our cash-offer comparison guide helps you look beyond the headline price.
