Home Sale Proceeds Calculator
A higher selling price is only part of the comparison. Use your own price and cost estimates to compare a cash offer with an agent listing. You can use this tool without giving us contact information.
Compare what you might keep
Enter an actual cash offer or a figure you want to explore, then your estimated price from a listing. Add any costs you want to include. No name, address, phone or email is needed.
Blank costs count as $0. No commission, fee, repair cost or closing time is preset. Use your own estimates for each option.
Enter both prices, then select Compare estimates.
| Entered figures | Cash offer | Listing |
|---|---|---|
| Price | — | — |
| Costs and balances | — | — |
| Amount after entered costs | — | — |
The calculator runs in this page. Its code does not send or save the amounts you enter. Normal website analytics may still record your visit.
This calculator needs JavaScript. You can also compare each price by subtracting your estimated selling costs, repairs, holding costs and balances. No information needs to be submitted.
What to include in your estimates
For selling fees and closing costs, include the amounts you expect to pay, such as any agreed agent fees, escrow or title charges and other seller costs. There is no standard percentage built into this tool. Use the terms you are considering or ask the agent or closing professional for an estimate.
For repairs or credits, include only the work or buyer credits you expect to pay for that option. An as-is offer and a listing can have different terms, so do not assume the same costs for both.
Costs while waiting can include expenses such as interest, insurance, utilities and maintenance over the time you expect to own the house. Avoid counting the same amount twice. In particular, account for mortgage principal through the appropriate payoff rather than deducting it again as a holding expense.
Loan payoff and other balances can differ with the proposed closing date. Use an appropriate estimate for each option. Check that taxes, liens, dues or other balances have not already been included in another field.
Use the result alongside the written terms
The result is the price minus the amounts you entered. It is not an appraisal, purchase offer, tax calculation or promise of what you will receive at closing. Income and capital gains taxes are not calculated. Actual proceeds, costs and timing can differ. A closing or tax professional can help with the figures that apply to your sale.
Price also needs to be weighed with the buyer, conditions, proposed date and the work you would manage. Read our cash-offer comparison guide and cash-sale and agent-listing comparison for more context.
